Essential Guide: Condo Renovation Rules & Regulations

One of the biggest hurdles in condo renovation is the "fine print." If rules are ignored, you could face heavy fines or be forced to tear down your new work. Here is what we pay attention to so you don't have to:

 

1. The MCST Permit & Security Deposit

Before a single tile is hacked, we must apply for a permit. Most condos require a refundable security deposit (usually between $500 to $3,000) to cover any potential damage to common areas like lifts or hallways. We ensure all paperwork and insurance are submitted correctly to get your project started on time.

 

2. Strict Working Hours & Noise Control

Condos are much stricter than HDBs regarding noise.

  • Standard Hours: Usually Weekdays 9:00 AM – 5:00 PM and Saturdays 9:00 AM – 1:00 PM.

  • No-Work Days: No renovation is allowed on Sundays or Public Holidays.

  • Hacking Limits: Many managements only allow "noisy works" (hacking/drilling) for a few hours a day or for a limited number of days. We schedule our team specifically to hit these windows efficiently.

 

3. Structural & Facade Restrictions

You own the inside, but the MCST often "owns" the look of the outside.

  • External Appearance: You usually cannot change the color of your front door, the design of your window frames, or the look of your balcony without strict approval.

4. Wet Works & Waterproofing
