Landed Renovation

RESIDENTIAL

Modern Organic Elegance: A Multi-Storey Sanctuary

Interior Designer's Insights

Transforming a spacious multi-storey landed property into a cohesive, warm modern minimalist home requires a careful balance between grand architectural scale and everyday functionality. For this whole unit landed house renovation in Sembawang, Singapore, the design approach revolves around clean architectural lines, muted neutral palettes, and refined carpentry details.

The expansive ground floor features an open-plan living and dining area designed for both family comfort and entertaining guests. A plush, custom curved sectional sofa anchors the living room, facing a full-height TV feature wall crafted with textured stone laminates and integrated flush cabinetry. Soft, sheer curtains diffuse natural sunlight across the light polished flooring, creating a bright and airy atmosphere.

Transitioning into the dining zone, a grand solid wood dining table serves as a central focal point, set under double-height ceilings with floor-to-ceiling glass doors that look out onto outdoor greenery. The kitchen space is divided into a sleek dry kitchen island counter and a heavy-duty wet kitchen. The dry kitchen features a curved island with marble-look quartz countertops, soft pastel cabinetry, and ambient under-cabinet LED strip lighting. In the wet kitchen, durable slate-grey base cabinets and quartz backsplashes provide a clean, scratch-resistant surface ideal for daily Asian cooking.

Moving up to the private living quarters, warm timber vinyl flooring and rich wood veneers create an intimate sanctuary. The master bedroom features a bedhead wall with linear fluted panels, concealed ambient lighting, and an open-concept vanity partition that separates the sleeping area from the walk-in wardrobe. Across every floor, bespoke built-in wardrobes, custom vanity units, and hidden storage systems maximize spatial utility while keeping clutter completely out of sight.

Renovating a multi-storey landed property in Sembawang requires a thoughtful approach to spatial planning, structural scale, and long-term durability that differs significantly from standard high-rise apartments. In an expansive home of this size, open-plan layouts can easily feel cold or disjointed if left unguided. To overcome this, the design utilizes subtle spatial anchors such as dropped ceiling coves, contrasting floor transitions, and a central dry kitchen island to define distinct living, dining, and cooking zones while preserving an effortless, connected flow throughout the ground floor.

To bring warmth and depth into the deep architectural layout, a multi-layered lighting concept was integrated across all levels. Rather than relying on harsh overhead downlights, the scheme balances ambient ceiling coves, linear LED strip lights tucked beneath floating cabinetry edges, and warm accent spotlights. This softly illuminates the natural textures of the wood veneers and stone-look surfaces while creating an inviting atmosphere from day to night.

Custom carpentry plays a vital role in keeping the home uncluttered and cohesive. Every piece of millwork from the full-height bedroom wardrobes and hidden dressing vanity partitions to the living area feature walls was custom-tailored to align seamlessly with the architectural walls. High-touch areas were built using scratch-resistant quartz countertops, high-pressure laminates, and moisture-resistant joinery, ensuring that the home’s refined, minimalist aesthetic remains effortlessly functional and easy to maintain for years to come.
